Building Leasing
UPSIDE does not market/lease any building. However, the search for a sub-tenant or successor on behalf of a tenant client can be taken care of by us by coordinating selected brokers
Engineering
UPSIDE does not have in-house the expertise of an engineering company. However, we have partners that can be mobilized depending on the questions asked (HVAC, ERP, IT-audiovisual, pollution, etc.)
Building Permit
UPSIDE can carry out architectural feasibility studies prior to an authorization submission. However, UPSIDE does not have the insurance to support the management of the authorization process (DP, PC or PCM)
Development
UPSIDE does not carry out development projects but can set up and coordinate a RFP processo to select developers (e.g. BEFA-VEFA or the sale of building rights)
Design & Build
UPSIDE does not carry out any fit-out works but can set up and coordinate a RFP to select design & build companies, analyze their offers, negotiate their contract, then monitor the construction process
Architecture feasibility studies
Depending on the specific dynamics of a geographic market, identify scenarios to protect or improve the liquidity of an asset, in order to lease or dispose of it
Workplace Strategy
By means of co-construction method (or not), develop a layout concept taking into account hybrid work, while addressing the challenges to be addressed: accommodating growth, reducing footprint, implement flexible office offices, etc.
Furnitures & Accessories
On the basis of a layout concept and the furniture elements already in place, quantify the needs, assess related CAPEX, then roll-out a RFP to select vendors
Change Management
Design mechanisms for mobilizing and activating a client's teams, in order to actively involve them in the design of a workplace project, for example. Mobilization of the appropriate facilitation techniques (face-to-face, full remote or hybrid mode)
Smart Building
Produce specifications, in order to design smart layouts, including best of breed apps to manage the resources offered on site (workstations, spaces, parking spaces, services, BMS, etc.)
Commuting Studies
Depending on the short-listed buildings, produce, with the help of a Geographic Information Systems (GIS) specialist, an assessment of the impact on employees commuting time (relocation project)
Staff Representatives
Support the Human Resources/Social Relations Team(s) in a consultation process with the Staff Representative Bodies (now CSE): preparation of documentation, participation in meetings, management of Q&A

Coordinate a long-term project on behalf of a client, lasting several months or years: consolidation of several sites, sale of a portfolio, redevelopment of industrial plot, etc.
